Rental Marketing
We maximize your homes exposure on all the major websites with an emphasis on quick follow up when leads come in. Our properties are also listed in our local MLS which covers all if the Central Indiana area.
Inspections
We do quarterly exterior inspections of every property. If a property is having more than normal maintenance issues or a tenant gets behind on rent, then we will set up an interior inspection to confirm the home is being cared for properly.
Tenant Screening
Through a thorough vetting process. Our system checks credit history, and past evictions or judgements as well as criminal records that might show up.
Rent Collection
Rents are due on the first of each month. Tenants are given a grace period until the 5th, then late fees start on the 6th day of the month. If a tenant reaches day 6 they receive a phone call as well as an email. We try hard to keep everyone current. Tenants have the option of paying online through our portal, which is convenient and easy.
Maintenance
We have two handyman contractors on staff to handle the day to day repairs that might arise. We also have an approved vendor list for any major issues. Tenants turn is work orders and they are dispatched on the same day received.
Enforcement
If there is a violation we immediately gain access to the home. If we find a tenant is breaking any of rules of the lease, they are notified immediately to assist us in correcting the issue. Eviction is a last resort if the activity continues.
